Magnolia southern-type producing brown buds and flowers

We have a more conical shaped southern-style magnolia outside in the front yard that has always put off buds that immediately turn brown, thusly brown flowers. Because of the yellowing of the leaves, I fertilized with acid fertilizer yesterday hoping that may help. The leaves seem to be falling off more than they normally should. What does the browing of the buds indicate? What can be done to fix this problem. Thanks from a very novice gardener.
