New development adjacent to Ancient Woodland

I'm an ecologist working for West Sussex County Council. I'm involved in a case where 785 houses are proposed to be built within an ancient woodland matrix (broadleaf, some mature scots pine, mostly Oak with hornbeam and ash). My question is this:
In your professional opinions how far should a large development stand off from an ancient woodland edge given all the potential impacts of residential development on trees and vice versa? Should a buffer zone beyond the Root Protection Area recommended in BS5837:2005?
