Ask an arborist for tree advice

Tree suddently died ... Soil Tests before replanting??

We had a tree in our front yard that literally turned brown and died in a matter of 3 days. Then the neighbors tree about 10 feet from it did the exact same thing about a week later. This was fall ... now that it is spring we need to plant new trees (our home owners association requires we maintain a minimum of 3 trees). Are there any tests that we need to conduct on the soil or the tree before planing a new tree. I'm sure if it is a fungus or insect we would need to treat the ground before putting a weaker smaller tree there. Where would I get tests done?
