Ashley my darling,

Consider if housing surveyors where to write the Arb report. It may not be too
far off, then be very aware. A classic example involved a dead Oak in winter.
"High water demand" tree (I blame Biddle for so much), therefore, must fell. 
It
didn't have a water demand (or a biological requirement for soil moisture) cos
it was dead!!!!!!
