This really is the nitty gritty of the daily consultation to planning
services in local authorities. If we are forced to rely on conditions
the forces of destruction are more than half way there. Planning are
slaves to tick boxes because it pays their finances. The only effective
way to intercept this is through the application registration protocols
and the political will to uphold the decision not to register an
application until the necessary information has been supplied.

if only things were so simple eh?
Quite right, all the tree stuff should be submitted with the application
but
it isn't always izzit?
What can happen is 'Bob' puts in for planning & to keep it within 8wk
targets some LAs may give consent 'subject to conditions' such as
providing
an Arb Impact Assessment, method statements etc.
I then get a request for a 'quote' (along with Jeremy, Colin et al) to
supply what's required to discharge the planning conditions. Lots of
time
pressures, Bob wants to get on and build etc.
Then Bob pays me to tell him it can't be done, but of course he squeals
'but
I've already got consent'
Result = much mess
