unless you are a dowser, if you want to make reasonably deep holes in the
ground with a sharp metal object, in developed areas, where telecoms, gas,
water, fibre-optic, LV and HV electrical may be wandering around at random
depths - often not to the standard depth of cover required - then you have a
choice of a services search + cat & genny, or Russian roulette - though with
more empty chambers in the revolver.......

Using a spade is less likely to break whichever service you come across; but
still carries a risk.

Thanks for the replies. As those wanting a tree related mortgage report are
usually in a hurry (it's often the last thing the lenders think about)
waiting for all the service searches to come back in may be too long for
some. Plus the location of the utilities are not always accurately plotted.
A cat and genny is sensible yet a lot of kit to carry. I would be reticent
to omit the soil sample from the report, as without having an inkling of the
soil type the report cannot properly conclude the findings with regards to
indirect damage.
Is there an alternative solution?
